The property is currently zoned Al, I graciously request that the property be rezoned to A2: Limited Family Business for Veterinary Use. My Veterinary Practice consists of a House Call Service for Small Animals and Exotics (Birds/Reptiles). The facilities of this business located on the Forshaug Road property would consist of an area the size of a 2 car garage where I would perform surgery, take radiographs, store supplies, and perform laboratory tests which cannot be performed at the home. Occasionally an animal would be hospitalized overnight or there may be a patient brought in to this facility rather than seen at the home. Because the practice is primarily oriented to house calls, and most surgery and procedures are done on an outpatient basis, I would estimate the number of overnight patients, or patients brought by clients to this facility directly to be an average of less than 1 per day. The business is small, run only by myself. In the future I may consider one part or full-time employee. There is an existing structure (2 car garage adjacent to the home) on the property suitable for this facility, thus no external structural changes would need to be made to the property. Time frame for development: minimal, as only minimal internal structural changes to the garage would be required. There are 2 other existing businesses on Forshaug Road within less than 0.75 mile of this property: Fergusons Orchards 3991 Forshaug Road (0.5 miles), and Black Berry Ridge Woolen Mills (0.65 miles).
