• <br /> DANE COUNTY ORDINANCE AMENDMENT NO. 6107 <br /> Amending Section 10. 03 relating to Zoning Districts in the Town of <br /> Madison <br /> The Dane County Board of Supervisors does ordain as follows: That <br /> the Zoning District Maps of the Town of Madison be amended to <br /> include in the C-1 Commercial District/s the following described <br /> land: <br /> Pet. #6107: <br /> Part of the SE 1/4 NE 1/4 Section 35, Town of Madison described as <br /> follows: Lot #3, CSM 1905 found in Volume 8, Page 11, of Certified <br /> Survey Maps Dane County Register of Deeds Office. <br /> CONDITIONAL ZONING <br /> Conditional zoning is hereby imposed pursuant to Section 10. 255 <br /> (3) (a) 2 . (b) of the Dane County Code of Ordinances. The rezoned <br /> area shall be subject to the following conditions. <br /> DEED RESTRICTION REOUIRED <br /> This amendment will be effective, if within 90 days of its adoption <br /> by Dane County the owner or owners of the land shall record the <br /> following restrictions on said land: <br /> (A) Use of the property shall be limited to office building, <br /> or medical, or dental use. <br /> (B) Plans for the improvement of the property, e.g. , site or <br /> building, shall be submitted to the Town Board for <br /> review. Town approval shall be obtained prior to start <br /> of any project. <br /> (C) The building constructed on the property shall be one- <br /> story; shingles on roof; siding shall be horizontal or <br /> stucco or brick. <br /> (D) The building subsequently may be expanded only to the <br /> West and is limited to 650 square feet; the building may <br /> not be expanded to the North South or East. <br /> Said restrictions shall run in favor of Dane County and the <br /> pertinent Town Board as well as the owners of land within 300 feet <br /> of the site. Failure to record the restrictions will cause the <br /> rezone to be null and void. <br /> A copy of the recorded document shall be submitted to Dane County <br /> Zoning. <br /> EFFECTIVE DATE: <br /> (ZNRPH.REZ) <br />
