COMPOSITE REPORT - Page 2 APPLICATION NO. 4 / air.. IL <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6124. This proposed lot division appears to conflict with adopted town/county plan <br /> policies. <br /> The Town of Verona Land Use Plan designates this triangular area north of Raymond Road as a <br /> "Rural Non-Farm" area on the plan map, where residential development is allowed. <br /> However, the relevant town/county policy states: "New unsewered residential lots shall be two <br /> acres or more in size." <br /> With a current area of 3.1 acres, there is no way to divide it and create lots of two acres or <br /> more. Therefore this proposal conflicts with the adopted policy for minimum parcel size. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br /> CITY OF MADISON: Proposed land division will not comply with City's Land <br /> Subdivision Regulations, we urge the committee to not approve rezoning until a <br /> preliminary survey has been submitted to and approved by the Madison Plan Commission. <br />
