Excl. to RH-4. <br /> Dear Dane County Zoning Department: <br /> We hereby oppose the request to rezone a 35 acre parcel on CTH P (Sec. 19, <br /> East of 5487 CTH P, Town of Springfield) from the A-1 Agricultural Exclusive <br /> District to the RH-4 District for the purpose of building development. <br /> We purchased a home, next to this 35 acre parcel, 1.5 years ago after finding <br /> building permits unavailable for rural parcels and learning how difficult it <br /> would be to change zoning to secure new building permits in Dane County. <br /> Because of past development and the threats of new development, we agreed with <br /> this restrictive approach of the County to development and happily purchased <br /> an existing house in the Town of Springfield. To change now and approve this <br /> rezoning request, would make it more difficult for the County to say no to <br /> similar requests in the future to carve up and develop remaining valuable <br /> agricultural lands and scarce wooded lands in close proximity to Madison. <br /> This parcel is of steep terrain, the majority of it being greater than 20% <br /> slope and thus is not well suited to development. There would need to be <br /> extensive earth moving and clearing of oak and hickory woods to allow for a <br /> long winding driveway from CTH P to where the construction would likely occur. <br /> Approval of this request, would not only result in the loss of valuable <br /> agricultural land, but would result in further damage and loss of scarce oak <br /> and hickory wooded lands within the Town of Springfield and Dane County. <br /> • <br /> Since we oppose this development, we are not willing to grant an easement for <br /> access to this parcel over the portion of the private drive, known as Schuetz <br /> Road, that we own in front of our house. Our neighbors, Robert and Pat Bong <br /> have also indicated that they are unwilling to grant an easement for access <br /> across the remainder of Schuetz Road, which they own. <br /> If people desire to live in a rural country setting in relatively close <br /> proximity to Madison, they should buy or rent an existing home, rather than <br /> carving up the remaining valuable agricultural or scarce wooded lands in Dane <br /> County for new developments. <br /> Thank you for the opportunity to comment. <br /> Sincerely, <br /> al.-44161 <br /> Timothy A.
