RESTRICTIONS I. WHEREAS, is/are the owner/s of the following described land in the Town of Dane County, Wisconsin, to-wit: Part of the SW 1/4 SW 1/4 Section 10, Town of Deerfield described as follows: TO R-1: Commencing at the Southwest corner of Dane County Certified Survey Map #7072; thence N 00° 20 ' East along the West line of said survey, 399 feet to the point of beginning; thence West, 200 feet; thence North, 200 feet to the South line of Coyote Court, thence East along said South line, 200 feet to the aforesaid West line of CSM 7072; thence South, 200 feet to the point beginning. TO RH-2 : Beginning at the Southwest corner of Dane County Certified Survey #7072 ; thence N 59° 24 ' West, 153 feet; thence S 50° 38 ' West, 299 feet to the East line of Pavlak Road; thence Northerly along said East line, 415 feet to the South line of Coyote Court; thence N 88° 41 ' East along said South line, 332 feet; thence South, 200 feet; thence N 88° 41 ' East, 200 feet to the West line of the aforesaid CSM 7072 ; thence S 00° 20 ' West along said West line, 359 feet to the point of beginning. II. WHEREAS said owner desires to place certain restrictions thereon, to bind the owner and those who may acquire title hereafter. III. NOW, THEREFORE, in consideration of the mutual benefits passing to and from the owner and those who may hereafter purchase said land and the parties named as beneficiaries of these restrictions, the following restrictions are hereby imposed: Any dwelling on the above described R-1 property shall not have dwellings less than 2000 square feet of floor area on any first floor area. These restrictions shall constitute covenants running with the land and shall be binding upon all parties now owning any part of said land, their successors, heirs and assigns, and all parties holding under them unless, pursuant to paragraphs 5 or 6 of this instrument, said restrictions are amended or terminated.
