The Commission has <br /> several concerns about this request. <br /> The wholesale operation proposed for this property creates a strong <br /> potential for increased truck traffic on USH 51. Should the <br /> business expand to allow retail sales as permitted by A-B zoning <br /> and as stated in the justification for zoning change, there is also <br /> a probability of increased small vehicle traffic in the area. We <br /> have concerns regarding the potential for accidents due to <br /> increased traffic and to slow-moving vehicles turning in and out of <br /> the property and therefore request the Wisconsin Department of <br /> Transportation review the impacts to traffic before action is taken <br /> on this request. <br /> Apparently this business is to be served by the existing septic <br /> system. The Commission questions whether the existing system will <br /> be adequate to handle the increased loading a business could <br /> generate; the Village also questions whether this is consistent <br /> with Dane County's policy on the use of septic systems. The <br /> Village and Town Master Plans identify development as taking place <br /> between USH 51 and I90/94, within the urban service areas. In <br /> addition, the Commission is concerned about the potential for <br /> obnoxious odors emanating from the proposed or future businesses to <br /> be located on this site. <br /> While no formal boundary agreement between the Village of DeForest <br /> and the Town of Windsor has yet been reached, the Village <br /> understood from meetings with the Town that the land east of USH 51 <br /> was to remain A-1 Agricultural Exclusive with future development as <br /> taking place between USH 51 and I90/94 per the Village and Town <br /> Master Plans. With this rezoning request and the proposed rezoning <br /> of the Annen property further south, the Planning & Zoning <br /> Commission is very concerned this is the beginning of a business <br /> rC a /C G• <br /> To Keep Kids Off Drugs <br />
