• <br /> COMPOSITE REPORT - Page 2 APPLICATION NO. 6274 <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6274. This proposed rezoning for a duplex appears to conflict with the adopted town/county <br /> policy for this designated agricultural preservation area in the town of Deerfield. The relevant policy <br /> standard is: "All residential development that is located within the Agriculture Preservation district <br /> should be low density(one dwelling unit per 35 acres)and should be located in areas posing no conflict <br /> with agricultural uses." <br /> We note that the cluster of parcels shown on the map already exceeds the one dwelling per 35 acres <br /> density standard. In 1993,the town plan was amended;however this area was left as a farmland <br /> preservation area, and not designated for more development. <br /> We also note this particular standard is "one dwelling unit per 35 acres." Therefore an additional <br /> dwelling unit allowed by R-3A zoning conflicts with the policy. <br /> Because the parcel is 6.8 acres and R-3A zoning allows duplexes on a minimum lot size of 20,000 sq. <br /> ft., this rezoning could allow 14 duplexes or 28 dwelling units, as opposed to the one single family <br /> residence permitted by existing zoning. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> No Comment. <br /> DANE COUNTY HIGHWAY <br /> CTH`BB"is not a controlled access highway,however, any changes to existing driveways or requests <br /> for new access require the approval of our area supervisor. No objections. <br /> OTHER <br /> None. <br />
