• <br /> Subject: Land Use Plan for Rezoning Consideration <br /> Date: March 28, 1995 <br /> Introduction P-'� <br /> We have an accepted offer to purchase 118 acres in th; 'uarter of Section 16 in Primrose <br /> Township. This property is on the west side of Primrose Cent- t •d, 1/4 mile north of County Highway <br /> A. We hope to build a home on this site. Our offer to purchase is contingent on getting a portion of the <br /> property rezoned and a building permit issued. <br /> This document is to explain our plans for the property as part of our request to have the township <br /> rezone a portion of the land for residential housing. A site map is attached showing the approximate <br /> location where we would like to build our home. A survey map with the legal description of the land we a <br /> proposing to rezone will be provided within the next week. A plat map identifying the land is also <br /> attached. <br /> We understand the township's desire to keep the town's rural character. This character is <br /> precisely the reason we want to live in Primrose township. We are planning to purchase a relatively large <br /> area of land. Hopefully,this will help preserve the area's rural character. We also understand the desire <br /> to avoid the destruction of agricultural land. There is a significant portion of this property that has never <br /> been cropland and may be an adequate building site. By avoiding damage to agricultural land,we hope to <br /> address this concern. <br /> Building Site <br /> There appears to be a good building site at the top of the highest hill on the property. This site is <br /> in the vicinity of a loafing shed currently on the hill. According to an affidavit from a previous long term <br /> owner of the property,this site and the other steep and formerly wooded hillsides were never cropped. We <br /> believe we could build a road and home on this site with no adverse affect to crop land. We hope to have <br /> about 2 acres of non agricultural land zoned for a single resident home. <br /> House <br /> We both prefer older styles of homes. We plan to build a two story Victorian style house. The <br /> house plans that we are interested in are traditional and tasteful. The house would fit nicely into the <br /> character of the community. We both enjoy landscaping and gardening. We plan to have a beautiful <br /> home site. <br /> Land Improvements <br /> We believe we can enhance the attractiveness of this land. Trees have been removed from <br /> several steep hills along the road. We plan to reforest these hills. Having trees growing again on these <br /> hills will enhance the beauty of the entire area. We also plan to plant trees along the north property <br /> boundary. Pat enjoys training his hunting dog. We plan to plant hedgerows and food plots to increase <br /> gamebird populations to provide more dog training opportunities. We hope to be able to have a pond dug <br /> in the low land in the NW corner of the property. We are both dedicated to protecting and enhancing the <br /> beauty and productivity of this land. <br /> 1 <br />
