Zoning Petition <br /> #10858 was submitted to the Dane County Zoning Division in order to separate the existing <br /> farm residence owned by Perry Halverson from the 136-acre farmland which is located in <br /> Section 24 of the Town of Pleasant Springs. The farmstead is located approximately 1700 feet <br /> west of Washington Road. <br /> The farmstead is accessed over an un-named pubic road easement, locally known as Hagen <br /> Road, that has a width of 49.5 feet (3 rods). The public road easement was laid over the <br /> Halverson property and the Skjolaas property. Note that the Halverson farm has a 33-foot strip <br /> (2 rods) of land from Washington Road to the farmstead. The other 16.5 feet (1 rod) which <br /> makes up the remaining public road easement is on the Skjolaas farm. The actual gravel <br /> driveway to the farmstead crosses both the Halverson property and the Skjolaas property. The <br /> pine trees along the south side of the driveway are located on the Skjolass property. <br /> In order to separate the farm residence from the farmland and make the property most <br /> marketable, I would suggest the following: <br /> 1. The road easement for "Hagen Road" be vacated by the Town of Pleasant Springs. When <br /> the road is vacated, the lands under the easement area will resort back to the underlying <br /> ownership. 33-feet owned by Halverson and 16-feet part of the Skjolaas property. <br /> 2. Given that the gravel driveway straddles both properties, it would be best to have the actual <br /> driveway for the farm residence contained within the property boundaries of farm <br /> residence. In order to accomplish this, Halverson would need to purchase a strip of land, <br /> 33-feet preferred, of the Skjolaas farm to contain the existing driveway path and associate <br /> drainage ditches along side the drive. It appears that the sale of land would not encroach <br /> into the Skjolaas field. Having a 66-foot strip of land from Washington Road to the farm <br /> residence lot would make the proposed lot comply with current Dane County Ordinances. <br />
