These are substandard parcels which existed prior to the existence of the Town of <br /> Roxbury Plan, and the zoning allowed for 4 parcels or homesites. <br /> However, the public road access to the site is from Bowman Road, which is in the Town of <br /> Dane. The Town of Roxbury was not willing to accept a public road where they would have to <br /> travel several miles through the Town of Dane to provide service. <br /> Therefore, the applicant proposes to rezone the area R-4 Multi-family to allow creation of a <br /> condominium-type ownership of the land and roadway, but limiting the development to 4 single <br /> family units. <br /> While this is unusual, it is a method of allowing for the amount of development previously <br /> approved, without undue cost to the town. <br /> We note that there are burial mound sites within the rezone area, which should be protected from <br /> further development, per maps of 1992. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
