Hamilton St., Suite 403, Madison, Wisconsin 53703-3238 Tel.
608/266-4137
:= u07. :
Mill
MEMORANDUM
TO: Richard J. Phelps, Dane County Executive
j-
6 FROM: Thomas L. Smiley, Director 2—/
Community and Regional Development Planning
DATE: February 13, 1995
RE: February Zoning Cases of Concern
1. Petition 6192 - Town of Albion. This proposed C-2 zoning is for a mini-warehouse
operation next to the Interstate. This low-intensity use appears reasonably consistent with
the rural non-farm plan designation for the area. However, the C-2 District allows many
other heavy commercial and industrial uses. Therefore, it should be conditionally rezoned
for this use.
In addition, this site is visible along the Interstate and some form of screening. is
encouraged.
2. CUP 1224 - Town of Orecon. This proposed religious retreat/campsite raises a number
of concerns:
- Partially a wetland area
- Adjacent to a public hunting area
- Has only a single lane gravel driveway for access to Tipperary Road. This is a public
safety concern for access by emergency vehicles to such an activity site.
3. Petition 6197 - Town of Dunn. This rezoning is for the farm buildings which remain
after county purchase of the balance of the farm. The area is part of the Lower Mud Lake
Resource Protection Area of the Park and Open Space Plan (Res. 213, 1994-95, adopted
February 2, 1995).
There are no issues. It is noted because of its relation to the Park and Open Space Plan.
4. Petition 6200 - Town of Cross Plains. This commercial zoning was vetoed (Petition
5898) in August 1994.
The only difference in this application is the request for half A-B and half LC-1 zoning.
The development issues are the same as they were last summer.
././em
TLS:lel ._ PdiGI?2
cc: Gary Gunderman !%' 17 Pe f eu P/121
it At 4127
17. ,"At 62°°
