• <br /> COMPOSITE REPORT - Page 2 APPLICATION NO. 6202 <br /> STAFF COMMENTS <br /> REGIONAL PLANNING <br /> Petition 6202. These are remnant parcels, left from the Verona Bypass right-of-way. The northern <br /> parcel is within the Verona urban service area and planned for residential development at urban <br /> densities. A-2 may be the least intensive use, but residential development should not be allowed until <br /> urban services are available to the site. <br /> The southern parcel is outside the urban service area, with an electric power sub-station on the parcel <br /> to the southeast. Further urban development is not planned at this time. <br /> The A-2 District is probably the least intensive district available for this type of parcel. However,this <br /> district permits a single-family home, and this site is not necessarily a good homesite. <br /> The A-2 District may be most appropriate, with a condition that no residence be permitted until a <br /> specific use is proposed, consistent with plans. <br /> We note the Town of Verona is currently revising their plan. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> CTH M is a controlled access highway. The southerly parcel presently has a field access to CTH M <br /> and any change in use would require the approval of this department. The northerly parcel is <br /> landlocked. This parcel was created by the construction of USH 18 & 151 Verona Bypass. <br /> OTHER <br />
