January 13, 1995 <br /> Dane County Zoning & Natural Resources Committee <br /> City-County Building <br /> Madison, WI 53709 <br /> Dear Committee Members, <br /> We are requesting a rezone of lot 1, Eggleson's Woods <br /> Subdivision, Section 6, Town 5 North, Range 11 East, Town of <br /> Dunkirk. This is a 25-year old residential subdivision <br /> contiguous to the northern boundaries of the city of Stoughton. <br /> Because of the configuration of the land owned by the developer, <br /> this lot was platted as a very wide (335 feet) and very shallow <br /> (between 77 and 126 feet) lot. Due to many aesthetic and <br /> environmental considerations, including the lot's slope, drainage <br /> patterns, soils, rear exposures, relationship to road curvature, <br /> side yard setbacks, views, privacy and our fervent desire to <br /> preserve a stand of very old and impressive prairie oak trees, we <br /> are requesting that the lot be rezoned from R-1 to R-3 to allow <br /> for a reduced rear yard setback and enable us to develop the <br /> property in harmony with the above mentioned considerations. <br /> This rezoning would have no negative impact on adjacent <br /> properties. The lands to the south and west of the lot are <br /> unplatted and undeveloped. The land to the south (rear) of the <br /> lot is a very narrow (120 feet) strip that has no road frontage <br /> and will likely be left as open space since it is a natural <br /> drainage swale to the Virgin Lake wetlands complex immediately <br /> south of it. There will be a 200 foot plus wide side yard <br /> separation between our house and the next lot to the east. <br /> Across the street, to the north, this rezoning will actually <br /> insure more privacy for the neighbors since we will be able to <br /> preserve more trees and build farther back from the road <br /> (estimate 35-40 feet rather than 30 feet as currently allowed) . <br /> For the above reasons, we respectfully request your approval of <br /> this rezoning application. We would also note that our request <br /> meets all of the County Executive's criteria for approving <br /> rezonings.
