This proposed rezoning for 5 parcels appears to conflict with adopted town/county policies in the <br /> Town of York. This is an agricultural preservation area of the Town of York where the relevant policy is: <br /> "To limit the number of lots which may be created by certified survey to one parcel for each <br /> thirty-five acres, or portion thereof, owned as of August 28, 1980." <br /> Since this parcel is less than 35 acres,the policy also includes the following: "The owner of a parcel,or contiguous <br /> parcels totaling two to 35 acres in size, inclusive,may create one residential dwelling lot." <br /> There is a house on the parcel south of Greenwald Road. There is a mobile home on the parcel proposed for R-1A <br /> zoning north of Greenwald Road. The rezoning of these existing residential uses appears consistent; however,the <br /> question remains,what should be the zoning for the balance of the parcel? <br /> Using the adopted formula,allowing the separate parcel for the mobile home is creating a residential dwelling lot. <br /> If that policy is interpreted to allow an additional dwelling, then the A-2(4)proposal could be construed as <br /> consistent. With the existing farm buildings on-site,and the land being divided by highway construction,the A- <br /> 2(4)rezoning could be rationalized. <br /> This appears to result in 3 parcels, not five as indicated in the notice. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> No objection to this petition <br /> DANE COUNTY HIGHWAY <br /> None <br /> OTHER <br />
