This proposed commercial rezoning is in an agricultural preservation area in the Town of Sun <br /> Prairie. The large building involved was apparently constructed for specialized agricultural use,but now is used <br /> for purposes which require commercial zoning. <br /> The relevant town/county policy for this issue is: <br /> "Only commercial uses clearly related to or compatible with agricultural production should be <br /> permitted to rezone in designated agricultural preservation areas. Small family owned and <br /> operated businesses that provide a community service and do not change the character or use of <br /> the property are generally permitted but require Town Board approval." <br /> Comments: <br /> • The current uses include engineering design for agriculture and food products,building materials <br /> design,production and storage business. The business associated with agriculture and food <br /> products could be rationalized. However, the building materials business is not generally <br /> considered related to agriculture. <br /> • These businesses appear fairly large and extensive with a number of semi-trucks on-site. These are <br /> hard to rationalize as "small family owned" and not "changing the character or use of the property." <br /> • This policy was intended to apply to farmers who have some additional activity such as selling seed <br /> corn or some service. It does noes not appear to be intended to justify commercial and <br /> manufacturing activities. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> No objection to this petition <br /> DANE COUNTY HIGHWAY <br /> Access to this parcel is by means of an existing dead end town road. Depending on type of manufacturing, this <br /> may require reconstruction of this intersection with CTH"N". <br /> OTHER <br />
