The proposed rezoning is for expanding a residential lot and expanding a limited <br /> commercial area in the Town of Springfield. <br /> There is a contractor's shop on the existing LC-1 parcel. The proposed LC-1 expansion area is <br /> approximately 1 acre. <br /> There are single family homes on each of the parcels proposed for residential zoning; therefore,no <br /> additional residential development will result from the rezoning. <br /> The site is in a"Rural Center" designation of the recently adopted Town of Springfield Land Use Plan. <br /> The adopted town/county policy for this area(Ashton Corners) which is relevant to the commercial <br /> expansion is: "Commercial development which is not agri-business should be required to locate in <br /> areas designated as 'Rural Centers'on the Land Use Map." Since the site is in the "Rural Center" area, <br /> it appears to be consistent with adopted policy. <br /> We note also that other development at this intersection may be impacted by the proposed <br /> improvements to USH 12;however, the area within this zoning petition does not appear to be <br /> impacted. <br /> ENVIRONMENTAL HEALTH (septic, etc.) - <br /> Any existing private sewage system(s)must remain on the same parcel with the dwelling served. <br /> DANE COUNTY HIGHWAY <br /> CTH"K"is a controlled access highway. This entire parcel is served by only one access point and is <br /> not entitled to any additional accesses. The different zoning could be a problem for this joint access. <br /> (See enclosed copy of controlled access map). <br /> OTHER <br /> None. <br />
