Introduction <br /> -This is a petition to rezone 1.48 acres to the R-1 district of an existing 36.5 acre <br /> AG-1 exclusive parcel in Sections 7 and 18 in the Town of Cross Plains (see legal <br /> description). This rezoning will not create two separate parcels but instead will <br /> designate 1.48 acres of the existing 36.5 acre parcel as R-1 for the construction of <br /> a residence, leaving the remaining 35.02 acres as AG-1 exclusive. <br /> 2. Legal Description <br /> -See Attachment 1 (parcel to be rezoned). <br /> 3. Drawing of Proposed Rezone Area <br /> -Area to be rezoned to R-1 district is 230'x 280' or 1.48 acres(see Attachment 2, <br /> 1" =400' scale drawing). <br /> -100 percent of the rezone area is of the Dunbarton silt loam (DuC2) soil series. <br /> 4. Tax Parcel Number <br /> -Tax parcel number of the larger(36.5 acre) parcel is 10-0707-181-8500-3. <br /> 5. Reason for Rezone <br /> -To designate a specific wooded area as R-1 district for the construction of a <br /> residence in the next one to three years. This proposed rezone is consistent with <br /> the policies set forth in the Town of Cross Plains Land Use Plan, including the <br /> maximum density requirement of one residence per 35 acres, and was approved <br /> by the Town Board on March 21, 1994. <br />
