RESTRICTIONS I. WHEREAS, is/are the owner/s of the following described land in the Town of Dane County, Wisconsin, to-wit: Part of the SW 1/4 SW 1/4 Section 29, Town of Windsor described as follows: Lot #2 CSM 4581 found in Volume 20 Page 88 of CSM Maps Dane County Register of Deeds Office. II. WHEREAS said owner desires to place certain restrictions thereon, to bind the owner and those who may acquire title hereafter. III. NOW, THEREFORE, in consideration of the mutual benefits passing to and from the owner and those who may hereafter purchase said land and the parties named as beneficiaries of these restrictions, the following restrictions are hereby imposed: a. Retail business uses. Said uses, except those listed in c. and d. below, shall be contained within an enclosed building. b. Repair, maintenance or sale of automobiles or pick-up trucks not exceeding 12 , 000 lbs gross vehicle weight. c. Outside storage of not more than a total of 8 automobiles or pickup trucks, or combination thereof, for repair. Said vehicles shall be stored only in area "A" as shown on Site Plan submitted. d. Area "A" shall be screened by an opaque fence on the East, West and South and on the North side where the area extends East of the building. Said fence shall not be less than 6 feet or more than 8 feet in height. e. Painting and "detailing" of semi-tractors subject to the following: (1) Not more than 2 semi-tractors are permitted on site at any given time. (2) The semi-tractors shall be stored and worked on in an enclosed building. f. Outside display of not more than 5 vehicles for sale purposes only. Said vehicles shall be displayed only in area "B" as shown on Site Plan submitted. g. Parking space for the vehicles of customers and for the owner's and employee' s vehicles which are used for their personal transporation. h. Signs are limited to " on-premise " type only .
