STATEMENT <br /> Rezone Petition # (o 0 L 3 <br /> The petitioner respectfully requests the rezone for the <br /> following reasons. Rezoning of part of Lot 6 and all of Lot 7 to <br /> R-4 from RH-1 will eliminate a nonconforming use and will conform <br /> the zoning with the existing multi-family use. Such rezoning <br /> will not be materially detrimental to the public welfare or to <br /> the other property in the vicinity. <br /> The size, shape and location of Lot 6 make it peculiarly <br /> suitable for subdivision and make part of Lot 6 peculiarly <br /> suitable for proposed business use. Business use is the most <br /> appropriate use of that part of Lot 6 bordering the U.S. Highways <br /> 12, 14, 18 and 151 frontage road, is reasonable, and takes into <br /> account the business character and use of surrounding property <br /> and changed conditions. Such rezoning will eliminate a small <br /> area of RH-i zoning bordering the U.S . Highways 12, 14, 18 and <br /> 151 frontage road within a surrounding area otherwise zoned for <br /> business and commercial use and will harmonize the use of part of <br /> Lot 6 with the use of the surrounding commercial and business <br /> property. Such rezoning will result in improvement and better <br /> use of that part of Lot 6 bordering the U.S. Highways 12 , 14, 18 <br /> and 151 frontage road and will protect existing use and the value <br /> of the surrounding property. Such rezoning will not be <br /> materially detrimental to the public welfare or to the other <br /> property located in the vicinity. <br /> We anticipate that the part of Lot 6 to be rezoned as B-1 <br /> and subdivided will be sold off for development. Accordingly, no <br /> time schedule for development is available. <br /> We anticipate that both the part of Lot 6 to be rezoned as <br /> B-1 and the remainder of Lot 6 to be rezoned as R-4 will have <br /> future access to the U.S . Highways 12, 14, 18 and 151 frontage <br /> road from Landmark Place. It is anticipated that the rezoning <br /> will improve the vehicular traffic flow around the property. <br />
