He will <br /> be held to the restrictions under R3-A which are the same as R-1 zoning. <br /> C. ORDINANCES <br /> 1. In a previous conversation with Mr.Fleck, we discussed the lack <br /> of land division and subdivision ordinances in Springdale. In that <br /> conversation he said that since Springdale has no land division and <br /> subdivision ordinances, the first developer that comes to the Town and <br /> can demonstrate he has the legal right to build as he wishes, will be <br /> "opening up a big can of worms." <br /> 2. After Monday's Planning Commission meeting, Jenny Johnson the <br /> RErrax realtor working with the Ayers farm, asked Vicki if she were aware <br /> . of the loopholes in Sprinadale's ordinances. Jenny stated that they <br /> didn't want to "buck them" but "they can't be stopped legally."' <br /> In repeating this to Mr. Fleck, Vicki asked if this was the "car, <br /> of worms" he was re{.crring to and he nodded yes. <br /> 3. According to Fleck, we need subdivision ordinances now, <br /> specifically to establish minimum lot size. He recommends that we do not <br /> wait until the Town Land Use Plan is revised. With a lawyer's help these <br /> ordinances could be adopted in a month's time. <br /> D. A-2 ZONING <br /> • 1. Fleck explained that A-2 zoning is used in townships with A-1 <br /> Exclusive zoning to accomodate limited ccrrcrcial uses. He recommends <br /> that Mr. Scheele remain in A-1 with a CUP. <br />
