This proposed duplex is in an existing large building, <br /> and while the duplex use may not conflict with plan policies, we note the applicant is requesting <br /> the R-3A zoning on 5.5 acres of land. <br /> While the applicant's apparent intent is simply to add a residential unit next to the existing one in <br /> the existing building, by applying for the 5.5 acres concerns are raised about total amount of <br /> duplexes which could be developed if this petition were approved as presented. If allowance is <br /> made for construction of a street, the net area could allow 9 or 10 duplex lots at 20,000 sq. ft. <br /> each, or a total of 18 to 20 total residential units, which is clearly inconsistent with development <br /> policies in this area. <br /> Therefore, the petition should be reduced to only the area intended for the proposed duplex, or <br /> the 5.5 acre area should be conditionally rezoned to only allow the one duplex unit. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br /> /2. <br />
