This proposed model homes sales and display business appears to conflict with the <br /> adopted town/county policies in the Town of Albion. <br /> This site is within the Highway Interchange District as delineated on the plan map; however, the <br /> general policy is: "To control commercial development at the I-90 Interchanges; to promote <br /> compact, convenient, highway-oriented services in the Highway Interchange District." In <br /> addition, there is a specific policy for this interchange area, which is to: "Allow commercial <br /> development which meets the needs of the highway motorist with travel related services, such as <br /> automotive services, food, lodging and other similar or supportive services." <br /> Comments: <br /> The west side of this interchange has developed with highway service uses, such as a service <br /> station, truck stop, restaurant and body shop, which are consistent with the policies. <br /> This use, model homes sales and display, is simply not a highway-oriented service. While the <br /> applicant obviously wants the visibility of frontage along the interstate highway, this is not a <br /> service for the traveling public as intended by plan policies. <br /> In addition, C-2 Commercial could allow many other incompatible uses; therefore, any rezoning <br /> should be conditional and require a site plan. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
