This proposed rezoning is within the Mazomanie Urban Service Area. <br /> This is a partially developed area, with no urban services at the present time. The site itself has <br /> one single family home in the southwest. <br /> The general policy for this area is for development to take place on existing lots. If new lots are <br /> created, residences should be located with future subdivision of the parcel in mind, so that the <br /> location will not interfere with future homesites, roads, access or public utilities. <br /> This proposal is actually the reverse of what the policy addresses. There are 25 very small lots , <br /> plus parts of others proposed to be combined into large lots of over 2 acres each. There are <br /> several policy concerns with this proposal: <br /> • While the existing lots in this plat are less than 9,000 sq. ft. each, they could be <br /> developable if public sewer and water service were available. Two acre lots are very <br /> large, and low density for urban services. The cost of providing services would be very <br /> high at this density, unless there is specific provision for redivision of these larger <br /> parcels. <br /> • The RH-1 district allows animals to be kept at one animal per acre. There are some <br /> horses on the other RH parcels. There may be future conflicts if more of the residents <br /> have animals in this area. <br /> • The town and village need to sit down together and decide more clearly how this area <br /> should develop. If the whole area is to be in large lots, then it is going to be very <br /> difficult to provide urban services. It may as well be taken out of the urban service area <br /> and changed to an unsewered development district, which more closely reflects this use. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
