Town of Mazomanie Land Planning Committee <br /> Minutes of the 7-18-94 Meeting <br /> Committee Members present: Teitgen (Chair), Viste, Royston, Hodgson, Henn <br /> Guests- Town Board Members: Adler ( Chair ), Van Deurzen <br /> Minutes of the 6-20-94 meeting were read and corrected with 2 name spelling changes to Stampfli and Maier. <br /> Zoning petition 6026: John Halverson presented a plan from C-1 to C-2 zoning for the entire par- <br /> cel on Highway 14 that he owns with a conditional request to limit to mini-warehouses and office <br /> buildings. Jim Van Deurzen stated that the Town Board voted for the change in County zoning to <br /> limit warehouses in Urban C-1 areas and keep them in C-2 areas. John indicated that he has a <br /> meeting on 7-28-94 with the village on this zoning request. Committee discussion ensued in a vari- <br /> ety of areas, such as 1) recommending to pursue C-2 for warehouse site only 2) that C-2 is to heavy <br /> a zoning for the entire parcel 3) that both conditional use approval would not give the committee <br /> any control over where either use was placed on the parcel, since no detailed plan was presented. <br /> John H. asked to have the minutes of this meeting sent to him at 6381 Coon Rock Rd, Arena, Wi <br /> 53503. Committee members tabled the item and directed that John needed to go to the Village and <br /> present the plan to get their input before the Town will make a decision on the petition. <br /> Zoning Petition # 6027: Dave Rickey presented Certified survey map # 395. He stated that Dane <br /> County recommended that the entire parcel be zoned to RH-1 with 2 acre parcels surveyed off and <br /> building permits issued for each lot as needed. A vote was unanimous on this plan. Jim Van <br /> Deurzen spoke on the preliminary research for sewer and water for this area. Both Town Board <br /> guests recommended that Dave site the home in relation to Curtis street and future plans. Dave <br /> agreed to look at any engineering plan offered. ` <br /> Zoning petition # 1178: James Shomberg presented the documentation for the rezoning. S. <br /> oyston read the definition for the RH-1 with Conditional Use permit for dependency living arrange- <br /> ment. Certified survey # 7450 was presented with a site plan. Discussion ensued on the reason for <br /> the conditional use... it was stated that the father had cancer and required care when he was living <br /> in Wisconsin from his Florida residence. The committee voted unanimously to approve the petition <br /> with contingencies that the building comply with Wisconsin Riverway and County requirements and <br /> that any deviation from the site plan submitted be re-submitted to the Mazomanie Land Planning <br /> Committee. Mr. Schomberg requested a copy of the motion passed..it was clarified that Town has <br /> final approval. <br /> Continuing informal discussion of the Stampfli/Deneen access to parcels on the D. Trager <br /> farm: Both parties and Roy Maier appeared to propose a drive access off of F through purchase <br /> and/or easements through Vern Wendt and R. Maier land. The drive is proposed to be about 130 <br /> yards long. Committee indicated to the parties that this was a better plan than the access off of Hy <br /> 19 across the creek, and stated that site plans are the next step as the required next step in the <br /> Town Plan.. it was relayed that this informal discussion in no way replaced formal presentation of <br /> site plans, etc as required in the Town Plan. <br /> A letter from Atty Fahey regarding the Schoenemann parcel was presented to zone the area <br /> into one parcel. Jim Van Deurzen posed the question of deed restriction.. the letter offered that pos- <br /> sibility and the committee all voted to require a deed restriction based on the history of splitting the <br /> parcel. <br />
