preserve the existing natural habitat to the extent reasonably <br /> required by the Board. <br /> ARTICLE VIII <br /> Off-Street Parking, Loading and Storage <br /> 8. 1 Parking and Loading Areas. Off-street Parking and <br /> loading areas shall be provided on each Building Site and shall <br /> be of sufficient size to accommodate all planned or anticiated <br /> Parking and loading needs of all Site occupants and visitors. <br /> Loading areas shall be separate from Parking areas on any Site <br /> where possible, as determined by the Board in its sole <br /> discretion. No front or street yard Parking shall be allowed <br /> unless the same is adequately screened, as determined by the <br /> Board. <br /> 8.2 No On-Street Parking. No motor vehicle or trailer may <br /> Subdivision on any street, driveway, or on any access easement. <br /> 8. 3 Hard-surfacing. All Parking, loading and driveway <br /> areas shall be hardsurfaced with either concrete or asphalt <br /> materials within ninety (90) days from the date of Occupancy, or <br /> as soon thereafter as weather will allow if such period occurs <br /> during winter months. <br /> 8. 4 Drainage. All Parking, loading, and driveway areas <br /> shall be properly sloped and graded to ensure positive drainage <br /> to common, private drainage facilities, if any, within the Prem- <br /> ises or to on-site impoundments, if any. The perimeter of all <br /> hardsurfaced areas on the Site shall be edged with a permanent <br /> vertical-faced concrete curbing where necessary to facilitate <br /> such drainage. Curbing shall be constructed to transition with <br /> curbs within the public or private right-of-way. <br /> 8. 5 Setback. No perimeter curbing or hardsurfaced areas <br /> shall be constructed closer than forty (40) feet from any prop- <br /> erty boundary lines, except where necessary to afford permanent <br /> ingress and egress to the Building Site, and except where there <br /> are shared parking facilities between Building Sites or other <br /> Lots. Any such shared parking facilities must otherwise comply <br /> with these Covenants, and must be approved in writing by the <br /> Board. <br /> 8 . 6 Landscaping. Where feasible in the sole discretion of <br /> the Board, the visual effect of all Parking, loading, storage and <br /> driveway areas shall be "softened" by use of landscaping so as to <br /> minimize the visibility of hardsurfaced areas, vehicles and <br /> equipment to motorists and people working in the Subdivision. <br /> 8.7 Location of Loading Areas. Truck and truck-trailer <br /> loading, receiving and parking areas shall be located away from <br /> the street side (s) of any Building wherever possible, and shall <br /> be designed and located so as to confine all truck maneuvering to <br /> the Building Site. In addition, all such loading areas shall be <br /> given priority with respect to landscape screening. <br /> 8.8 Storage of Trailers and Vehicles. There shall be no <br /> long-term storage of trailers or vehicles on any Building Site. <br /> ARTICLE IX <br /> Signage and Lighting <br /> 9 . 1 Sign Approval . The Declarants recognize the need for <br /> signs advertising the identity of Owners and occupants and the <br /> businesses they conduct on the Premises , and also recognizes that <br /> acceptable standards for such signs may change from time to time. <br /> All requests for signs on any Building Site or other Lot within <br /> -9- <br />
