This proposed residential land division is in an agricultural preservation area of <br /> both the Towns of Burke and Sun Prairie. The line projecting straight north through all of the <br /> proposed lots is the town line. The County Land Division and Subdivision Regulations require <br /> that lot lines follow political boundaries rather than cross them. <br /> In addition, the dashed line which goes from southwest to northeast across two of the proposed <br /> lots is the location of an underground gas transmission line. While there is no apparent <br /> prohibition of development in the area of a gas line, it appears to be another reason not to create <br /> residential lots at this location. <br /> The town/county policy in Burke is: "Residential development in Agricultural Districts will be <br /> limited to land divisions to accommodate additional residential units for farm operators, their <br /> family members, and other persons primarily engaged in the operation of the existing farm." <br /> It is doubtful all of these people would be involved in the farm operation. <br /> The relevant policy in the Town of Sun Prairie is: <br /> "Any land considered for rezoning to residential shall meet one or more of the <br /> following criteria. It should be: <br /> Land where there has not been a history of economically viable farming <br /> activities. <br /> Land which is too small to be economically used for agricultural <br /> purposes or which is inaccessible to the farm rpachinery needed to <br /> produce and harvest agricultural products. <br /> Land located such that there would be no possible conflict with the <br /> surrounding agricultural uses." <br /> Comments <br /> • The land currently is farmed and has a crop of corn. According to the application, 75% of <br /> the soils are of Class I-II capability or prime agricultural land as defined by the Soil <br /> Conservation Service. The less productive soils are out in the middle of the property. <br /> • The area of this proposed rezone is a total of 30 acres which is a field of corn. The balance <br /> of the farm is to the west in the Town of Burke. <br /> • There are other residential lots to the south in the Town of Burke; however, this proposal is <br /> starting a new residential area with new potential conflicts with future farming operations. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
