Zoning Change Impact Statement <br /> 1. The establishment,maintenance or operation of this property will not be detrimental to or endanger the public <br /> health,safety,comfort or general welfare. Our operation will fit in nicely with the rural character of this area. Traffic <br /> will not be an issue and all operations will be contained within the limits of the 17-acre property. This site will have <br /> clear access to all buildings for emergency personnel. Our improvements will be adding value to the area and will in no <br /> way impact neighboring properties. <br /> 2. The uses,values and enjoyment of other property in the neighborhood for purposes already permitted shall be in no <br /> foreseeable manner substantially impaired or diminished by establishment,maintenance or operation this business. <br /> Our property will have no smell and no outdoor noise. All activities will be held indoors. There will be no outdoor <br /> speakers or music.All lighting will be down cast. The parking lot and all cars will be contained on site with no impact to <br /> the surrounding streets. Our property and improvements will help to preserve the rural atmosphere of this area. <br /> 3. That this business will not impede the normal and orderly development and improvement of the surrounding <br /> property for uses permitted in the district. This is a large 17-acre site that will not be subdivided. Within our buildings <br /> there will be ample room for storage. There will be no machinery or equipment left outside. We will have a well <br /> maintained property that will enhance any future development in the area. <br /> 4. That adequate utilities,access roads,drainage and other necessary site improvements have been or are being made. <br /> This site will have a well and septic mound system. We will have appropriate storm water management to ensure no <br /> run-off to neighboring properties. We will follow all commercial building codes in the construction of our barns. The <br /> buildings and parking lot will meet all setback requirements and all building codes. <br /> 5. Adequate measures have been or will be taken to provide ingress and egress so designed as to minimize traffic <br /> congestion in the public streets. This property is located on South Bird Street,a City of Sun Prairie road. We have <br /> spoken to the City of Sun Prairie and they feel the best place for our driveway would be on the very southeast corner of <br /> the property.The driveway will be a minimum of 18'-20'wide to allow appropriate room for cars both coming to and <br /> leaving the property. During the work week,when traffic volume is highest,we will not be operating. So traffic will not <br /> be an issue. <br /> Also,it is important to note that we will have a long driveway(350+feet)leading to our parking lot which will allow cars <br /> to quickly get off South Bird Street and into the property without being blocked by other traffic entering the property. <br /> The long driveway also allows for adequate cueing upon exit of the property. Our parking lot will have 120 spaces which <br /> is well above the state requirement for this property and our capacity. The long driveway and large parking lot will <br /> ensure that there will be no impact to the surrounding streets. <br /> 6. That this business will conform to all applicable regulations of the district in which it is located. The buildings and <br /> parking lot will meet all setback requirements and all county/state building and safety codes. Our parking lot will <br /> provide ample off-street parking which will leave no impact on surrounding streets. All parking and activities will be <br /> fully contained within the property. All lighting will be situated below the surrounding canopy,pointing directly down <br /> towards the ground. The parking lot and all its lighting will be completely surrounded by trees. It will be very difficult <br /> for anyone to see the parking lot or its cars from outside the 17-acre property. <br />
