RECEIVED <br /> Madison, WI 53709 ZONING OW. <br /> Re: Rezone Petition #6040 from A-1 Ex. to A-2( 1 ) <br /> Conditional Use Permit #1180 <br /> The purpose of this letter is to express my interest in rezoning <br /> my property at 4215 Highway V, DeForest from A-1 to A-2 to <br /> operate a limited family business (welding) . The CSM for my <br /> property is #6796 NW 1 /4 of the NW 1 /4 of Section 9, T9N, R10E, <br /> Town of Windsor, Dane County, Wisconsin. This property consists <br /> of approximately 4-1 /2 acres of which I would like to divide <br /> into three lots. <br /> I would like to build my shop on Lot 2 and have a conditional use <br /> permit for both Lot 1 (existing house) and Lot 2 to be able to <br /> have my shop on Lot 2. The proposed shop size would be <br /> approximately 72 x 40. Sometime in the future I may want to <br /> build a new home on Lot 2 with the shop at which time the <br /> conditional use permit would be removed from Lot 1 . <br /> One of the reasons for diving the land is for financial purposes. <br /> It needs to be a seperate piece of land in order to obtain a <br /> loan for the building. The other reason is for safety precautions. <br /> In case an injury occurred there would be a family member on the <br /> premises. <br /> As for Lot 3, I look at it as a retirement plan since being self- <br /> employed I don't receive any benefits. <br /> My welding business is farm related and I also make railings. I <br /> don't have many walk in customers. Most of my customer contacts <br /> are by telephone and most of my farm repairs are portable welding <br /> jobs. <br /> I took much consideration into finding property that I may be <br /> able to operate my business and be consistant with surrounding <br /> neighbors. Neighbors are zoned C-2 and A-2 and have shops <br /> on their properties. <br /> The time schedule for the proposed building would be the Spring <br /> of 1995. <br />
