Roessler Proposed rezone and land division: Motion and second that the <br /> Town of Verona recommend that Dane County approve Zoning Petition #6041 <br /> and CSM #5527 for the following reasons: <br /> (1 ) This 32-acre parcel in the Ag-Excl. district has been a non-conforming use <br /> for many years; no agricultural use has occurred since 1963 and the land <br /> has never been suitable for productive farming; <br /> (2) There are several non-farm residences on similar parcels in the vicinity of <br /> this property and percolation tests indicate that mound systems can serve <br /> these lots; <br /> (3) The town does not anticipate any problems or conflicts between this proposed <br /> non-farm use and town lands that are in productive agricultural use; <br /> (4) It is also unlikely that any unusual service problems (fire, EMS, traffic, <br /> etc. ) will be created by this land division. <br /> 2. Montgomery Proposal: Motion and second that the Clerk notify Dane County that <br /> the Board will support amended Zoning Petition #5247 and preliminary plat of <br /> Pleasant Acres Two with the following conditions: <br /> (1 ) Appx. 4. 1 acres on the North end of the parcel nearest Goose Lake to be <br /> rezoned to the C-1 Conservancy District. (This acreage lies west of Goose <br /> Lake Drive and is presently zoned A-3 and R-1 ). <br /> (2) Remainder of the acreage to be rezoned to the R-1 Residential District to <br /> permit up to seven'residential lots, with final approval of the number of <br /> lots to be contingent on meeting all subdivision requirements, town road <br /> standards and requirements, MMSD and town utility district ordinances, and <br /> erosion control standards that protect Goose Lake and lower conservancy <br /> lands from environmental degradation. <br /> (3) Delayed effective rezoning date pending acceptance and filing of a final <br /> plat acceptable to the Town of Verona and the county. <br /> REASONS FOR SUPPORTING THIS PROPOSAL: (1 ) It is a logical infill and extension of <br /> existing single family sewered development; (2) Sewer line and manholes are already <br /> on the property; (3) almost 2/3 of the buildable acreage is already zoned R-1; <br /> (4) conservancy zoning of the northern portion will enhance and protect adjacent <br /> lands being conveyed by Wisconsin D.O.T. to Dane County Parks Department. <br />
