This proposed trucking business is in an agricultural preservation area of the <br /> Town of Christiana. <br /> There are homes on each of the smaller parcels shown; however, the plan does not recognize this <br /> as a development area. <br /> The relevant policy is: <br /> To allow some home businesses which will be reviewed on the basis of their <br /> present and probably future impact on surrounding land uses. In considering <br /> rezoning for such uses, conditions should be attached that assure: <br /> - proper business access <br /> - visual compatibility with surrounding area <br /> - restrictions on expansion or re-use. <br /> To rezone only the minimum area needed and use the least intensive zoning district <br /> possible. To limit the rezoning only for the original applicant. <br /> A trucking business is certainly not a home business. The use is primarily a low-density <br /> residential area -- not compatible for commercial use such as trucking. All access would be <br /> through the residential area. <br /> While the site is not visible from CTH-W or East Church Road, it will be very visible to <br /> residential neighbors. <br /> Generally, the question is whether to start such a business here, which appears relatively <br /> incompatible. If it is allowed with conditions, they need to address number of vehicles, outdoor <br /> storage and hours of operation. <br /> The C-2 District allows many other uses which would be even more incompatible. Therefore, if <br /> the site is approved, it should have very specific conditions. <br /> ENVIRONMENTAL HEALTH (septic, etc.) <br /> DANE COUNTY HIGHWAY <br /> OTHER <br />
