6. Access to Lots 4 and 2 identified on the CSM only from a private access <br /> easement over Lot 3, with a note to be included on the CSM indicating no <br /> access to Lots 4 and 2 from River Road; <br /> 7. Approval of access to Lot 1 from River Road by the Town Board, and <br /> under no condition shall no more than two accesses to all CSM property <br /> from River Road be allowed; <br /> 8. Payment of a parkland dedication fee in lieu of parkland dedication pursuant <br /> to the terms of the Town's Land Division Ordinance; <br /> 9. Compliance with terms of April 25, 1995, letter from Don E. Mayo to the <br /> Town, a copy of which is attached hereto and incorporated herein as Exhibit <br /> B; <br /> 10. A note added to the face of the CSM which indicates there are to be no <br /> further division of Lots 1, 2 and 4 created thereby without approval of the <br /> Town Board; <br /> 11. Payment of any outstanding assessments or fees; and <br /> 12.
