NOW, THEREFORE, in consideration of the mutual benefits passing to and from the owner and those who may hereafter purchase said land and the parties named as beneficiaries of these restrictions, the following restrictions are hereby imposed: (A) Use of the property shall be limited to the following: 1 . General, mechanical and landscape contracting businesses and buildings used in connection with such activity. 2 . Storage of construction equipment necessary for the operation of a general, mechanical or landscape contracting business limited to a maximum of 12 pieces of equipment which may be stored in the total LC-1 zoned area comprised of this rezone and the adjacent existing 200' X 100' LC-1 area. 3 . Outside storage of materials and supplies used by a contractor in fulfilling contracts and not offered for sale to a user or consumer. 4 . A single family residence for an owner or caretaker of the business. These restrictions shall constitute covenants running with the land and shall be binding upon all parties now owning any part of said land, their successors, heirs and assigns, and all parties holding under them unless, pursuant to paragraphs 5 or 6 of this instrument, said restrictions are amended or terminated.
