Land Use Plan <br /> 0 <br /> The Land Use Plan defines and delineates four land use districts which establish policies regarding <br /> the use,density,and design of permitted uses within the district. The four districts include: 1) <br /> Agricultural Preservation District, 2) Rural Non-Farm District,3)Unsewered Development <br /> District, and 4)Conservancy District. The districts boundaries are delineated on the Land Use Plan <br /> map. The purpose and policies for each district are presented below. <br /> 10 Assuring the consistent application of the policies for each land use district will be the <br /> responsibility of the Town Board and Town Planning Commission. Criteria for changing district <br /> boundaries are provided in Chapter VI of the Land Use Plan. <br /> li <br /> IIA. Agricultural Preservation District <br /> The Agricultural Preservation District is established to preserve prime agricultural land in the <br /> Town and protect existing farm operations and other related agricultural activities. <br /> 1 <br /> Policies: <br /> 1. Permit only farm-related development activities. <br /> 2. No farm-related land divisions under 35 acres should be permitted with the exception of <br /> 1 policies 3 and 4 listed below. <br /> 3. One(1)additional dwelling unit per farm operation may be permitted for the retention and <br /> construction of a new home if the owner/operator sells the farm. The additional dwelling <br /> 4 unit must meet the criteria established for a non-farm residential development in policy 6 <br /> below. <br /> IR 4. Existing farm dwellings and farm buildings may be separated from the farm if the <br /> separation is due to the sale or consolidation of the farm. The amount of land which is <br /> separated with the buildings requires judgement on the part of the Town Board and Town <br /> Planning Commission. The non-farm residential development criteria in policy 6 should be <br /> complied with insofar as possible. <br /> 5. Non-farm residential development by certified survey may be considered for rezoning at a <br /> density of no more than one lot per 35 contiguous acres if the rezoning meets the following <br /> IIcriteria: <br /> a.
