This existing 4-unit apartment building is in a single family residential area, with single <br /> family homes on virtually all of the lots. <br /> This area is a limited service area, where sewer service is provided for existing development, but additional <br /> urban development is not planned for at this time. <br /> Since the building is existing, the rezoning will make it conforming. However the R-4 District with sewer <br /> would allow additional multi-family units. <br /> With the current lot size and density allowed by the R-4 District, up to 76 additional efficiency units could <br /> be built, or up to 67 three-bedroom units. <br /> Therefore, the site should be conditionally rezoned R-4 for the existing four units.
