LOTTING <br /> Proposed rezoning would permit a proposed 1 lot CSM to be created <br /> out of an existing 35 acre parcel . <br /> TRAFFIC AND CIRCULATION <br /> Site is accessed by existing Glenn Road which is approximately <br /> 1/2 mile long. This is a substandard road presently serving 3 <br /> residences and 2 farms . <br /> ENVIRONMENTAL CONSIDERATIONS - <br /> Proposed lot appears to be on sloping and wooded terrain not <br /> presently used in cultivated agriculture. <br /> Proposed rezoning permits a non-farm residence to- be constructed <br /> in an area designated as exlcusive agriculture. <br /> RECOMMENDATION ' <br /> Applicable provisions of Comprehensive Plan: <br /> Goal 4. Create and maintain a high quality environment. <br /> Protect prime agricultural land from premature <br /> devleopment <br /> Prohibit new residential development either by plat or <br /> Certified Survey Map at a density greater than 1 <br /> dwelling unit per 35 acres without providing public <br /> sanitary sewer service. <br /> Goal 5. Attain a viable balance of land uses that reflects <br /> the community's desire for a rural/agricultural character. <br /> Preserve and support agricultural production activities <br /> in areas that are currently in predominantly <br /> agricultural use and/or are zoned in an exclusive <br /> agriculture ciassification. <br /> Proposed rezoning is act in conformance with the policies adopted <br /> by the Town since the proposed R-1A district does not permit <br /> agricultural activities . The proposed CSM equals a density of 1 <br /> lot per 35 acres does not provide for public sanitary sewer or <br /> other utilities. <br /> Recommendation: Denial . <br /> In the Alternative. . . <br /> Withdraw and resubmit a proposal that permits <br />
