Nn*Oiltce Location: 2975 Kapec Rd. <br /> Telephone: (608) 271-5555 Mailing: Post Office Box 44284 <br /> FAX: (608) 271-3142 WINGRA STONE COMPANY Madison, wI 53744-4284 <br /> ROAD BUILDERS <br /> ROAD CONSTRUCTION <br /> ROCK PRODUCTS <br /> REDI-MIX CONCRETE <br /> October 25, 1993 <br /> Mr. Lyman Anderson, Chairman <br /> Dane County Zoning & Natural Resources Committee <br /> RE: CUP 1100 <br /> Mineral Extraction <br /> Section 12, Town of Verona <br /> Gentlemen: <br /> Wingra Stone Company, in its desire to have all parties sure of the ultimate use of <br /> the forty acre parcel which is the subject land of CUP 1100, has entered into an <br /> agreement with Midland Builders of 6709 Raymond Road, Madison, Wisconsin, for the <br /> residential development of this 40 acres after Wingra has quarried out the limestone <br /> cap on this land. <br /> Midland Builders has been very instrumental in the development of the West Side of <br /> Madison for over thirty years. In addition to its other development, Midland Builders <br /> has been developing the land immediately West of Wignra Stone formerly called the <br /> Kitzke Farm. In my conversations 'with Mr. David Crocker, President of Midland Builders, <br /> he stated "We have been developing land near Wingra' s quarry for many years and we <br /> have not had problems with those developments." <br /> Midland Builders has also purchased the 40 acres directly north of Wingra's 40 acres, <br /> formerly known as "The Newell Farm" for immediate development and already has preliminary plat <br /> approval . At the time of purchase, Midland Builders was aware of the Wingra Stone <br /> Quarry to the east, and the potential quarry to the south. Midland Builders does <br /> not feel that these quarry operations will affect the sale of the homes or the <br /> livability of the homes in these areas. As in other areas developed by Midland <br /> Builders in areas near Wingras quarry there has been no sales resistance and Midland <br /> have had almost no complaints from homeowners regarding the Wingra Quarry Operation. <br /> Because of the severe slopes of limestone caps on the land it is almost impossible <br /> to develop with residential single family lots so it would have to be developed <br /> with P.U.D. and severe sloping areas left vacant. By removing the limestone cap <br /> and leveling the land a quality development of single family homes could be <br /> accomplished. <br /> Wingra Stone has operated this existing quarry for over 37 years and has been compatible <br /> with its neighbors during this time. Modern blasting techniques have lessened the <br /> effect of the Quarry operations on Wingra's neighbors as evidenced by the continued <br /> development in the area. <br />
