TO: Dane County Land Regulation and Records
FROM: Phyllis Ganser
Date : Aug. 2 , 1993
SUBJECT: Rezoning of a parcel of my farm from RH-3 to R-l .
The parcel of land that I would like rezoned is 16 acres
in size . It is separated from the rest of my farm by Hwy 12 .
It is bordered on the North side by a single family residence,
on the East side by Hwy 12 , on the South by land that is
partially zoned commercial , partially zoned Agriculture, and
on the West side by all R-1 single family homes .
I would like this rezoned for the following reasons ;
The soils are of poor quality for farming, mostly sand
and in most years yeilds very poor crops .
With the large amount of traffic using highway 12 it is
very difficult and very dangerous to cross highway 12 with
farm machinery and this is only going to get worse.
The land is mostly joined by residential houses and I think
this would be better if this area was houses because it is
not good for us to use any kind of chemicals on our crops
because of what it might do to the neighbors wells .
We hope to divide these 16 acres into about 10 lots of
about 1 . 5 acres in size. Because the land is somewhat
open this would help to keep the house from looking to
close together.
I would like to have this done by early spring so I
could sell lots at that time and not have to worry about
trying to farm the land.
Sincerely;
Phyllis Gans 2
