COMPOSIT REPORT <br /> APPLICATION # „„4--Asig-ts <br /> TOWN BOARD COMMENT: <br /> STAFF COMMENTS <br /> REGIONAL PLANNING COMMISSION (RPC) <br /> Petition 5758. This proposed expansion of Limited Commercial zoning is subject to the following policies: <br /> a. To allow for commercial development needed to support existing agricultural activities, <br /> where it will not result in environmental degradation or conflicts with farming operations. <br /> b. To rezone only that portion of land necessary for the contemplated use when rezoning is <br /> requested. <br /> Comments: <br /> a. There is no rationale or justification for the LC-1 expansion in the application; therefore, it <br /> is unknown whether it is agriculture related. <br /> There should not be conflict with ag operations, since it is across the road from other <br /> farmland. <br /> We note there is a large shed on-site now. <br /> Another concern is that the lots to the east are all developed as single family residential, and <br /> the RH-3 parcel to the south, though vacant now, could have a single family home. The <br /> LC-1 District allows many uses which could conflict with the residential area. <br /> b. Due to the policy and potential use conflicts, there needs to be a justification for the <br /> expansion; and, if the rezoning is approved, the site should probably be conditionally <br /> rezoned to prevent future conflicts. <br /> c. We note the area to be rezoned is roughly 3 acres, which would make the LC-1 roughly 8 <br /> acres, not 18.5 acres as shown. <br /> CO. HIGHWAY DEPT. <br /> Petition 5758. CTH "B" is controlled access. The parcel has no <br /> direct access to "B" (see attached copy of access map) . It is <br /> unlikely that a driveway permit along CTH "B" would be granted <br /> as Schaefer Street is the logical choice for access. <br />
