NOV 0 31993
, ;No CC; - Ty October 20 , 1993
' 'Mn iEG. g"`. 71'
Dane County Board of Supervisors
Zoning & Natural Resources Committee
210 Martin Luther King, Jr. Blvd.
Madison, Wisconsin 53709
Re: Petition #5759 by Rick Olson to change the zoning from
Al-Ex to LC-1 Limited Commercial district.
Dear Sirs ,
I was out of town when this matter was heard on October 12 ,
1993 , but my attorney, Daniel G. Mathews , appeared on my behalf
and voiced my opposition to this zoning change. I am the adjoining
land owner to the south of Mr. Rick Olson, and I have 21/2 acres
of unimproved land. It is my intent to build a home on that property
and Mr. Olson and I , at this time, share a common driveway per
easement.
Mr. Olson testified on October 12 , 1993 , that currently he
has five employees working for him. However, in the summertime
he has as many as 14 employees , who would be traveling down our
driveway to the commercial building he wishes to use, to pick
up company trucks and consequently leave their personal vehicles
in the morning. This again would occur in the evening. This
causes alot of consternation due to the early morning traffic ,
especially to a person that would be living on my property.
This property is zoned residential and the town board evidently
stated they had no objection if it would revert to residential
upon Mr. Olson selling the property. It is my understanding that
a full and complete petition would have to be again made to the
Zoning Board to move it back to residential, but in the mean time
I would deprived of the enjoyment of my residential property.
If this property, owned by Mr. Olson is in fact rezoned limited
commercial it would probably improve the value of his property
and definitely devalue my property. Mr. Olson purchased that
property after I purchased my property.
Therefore, in conclusion, I again would like to voice my
opposition to this zoning change as the applicants request is
totally inconsistent with the general land use of this neighborhood.
Thank you for your consideration.
Sincerely yours ,
Richard Christianson
RC : tmc
