We don't think that Mr. Symdon's proposed new location, presumably <br /> advantageous because of its proximity to Hwy. 18-151, outweighs the land use <br /> and safety considerations at stake here. It is highly unlikely that a car <br /> dealership will enhance its sales simply by proximity to a major highway. We <br /> want Mr. Symdon's business to succeed. But we don't think the slight increase <br /> in business he might get being visible from the highway justifies a serious <br /> alteration of Mt. Horeb's Comprehensive Plan. <br /> 5. The proposed development has been soundly rejected by the Regional <br /> Planning Commission as "conflict[ing] with the basic agricultural preservation <br /> area policy in the Town of Springdale." We agree with the RPC's assessment <br /> that 'there does not appear to be any rationale to approve this proposal." <br /> 6. There are serious environmental impacts to consider with this proposal. Given <br /> the rolling terrain of the site, Mr. Symdon will either have to excavate large <br /> volumes of soil and rock to create a large level area, or will have to haul in large <br /> volumes of fill to do the same. In either case, the natural terrain will be <br /> significantly altered, causing not only soil erosion and runoff problems but <br /> degrading the visual appeal of the site, marring Mt.
