Horeb and Town of Springdale Citizens <br /> RE: proposed Car Dealership in Springdale at Mt . Horeb ' s eastern <br /> edge <br /> We urge you to deny the rezoning request made by Syaidon <br /> Motors, a Mt . Horeb car dealership, to relocate its facility to <br /> the eastern edge of the village near the Hwy. 18-151/Cty . ID <br /> interchange, for the following reasons : <br /> 1 . The proposed development goes directly against the village' s <br /> newly adopted Comprehensive Plan, The Plan clearly indicates <br /> that the area in question should become residential development . • <br /> There are provisions made for commercial development along Cty_ <br /> ID adjacent to where there is already commercial development - <br /> west of the proposed location and inside the village limits . <br /> Allowing the Symdon proposal to go ahead would create a <br /> hodgepodge of "commercial-residential-commercial" development <br /> along the south side of Cty . ID and violate the continuity of <br /> development the Plan has carefully considered <br /> 2 , Granting this request , and allowing commercial development <br /> near the interchange, would likely open the door to many other <br /> commercial developments in that area. Once the town and village <br /> have established the precedent that land use in that area is <br /> "negotiable, " it will be very difficult to live by the village ' s <br /> Comprehensive Plan, at that location or anywhere else . We should <br /> not make exceptions to the Plan every time (as in this case) a <br /> business owner can' t strike the deal he wants . <br /> '3 . We wholeheartedly agree with the Comprehensive Plan' s <br /> conclusion that the interchange area should not be developed <br /> commercially, for esthetic and safety reasons . <br /> a) . Esthetically, the interchange is Mt . Horeb' s " fron-J door" to <br /> visitors . We think the village of Mt _ Horeb has many unique <br /> attributes, among them the fact that our front door is not <br /> cluttered with fast food joints and car dealerships . While <br /> we have all eaten at fast food joints and have shopped for <br /> cars, we believe there are far more appropriate places for <br /> those businesses than at that interchange . There is growing <br /> consensus among land use planners and landscape architects <br /> that highway interchanges need to be carefully and <br /> thoughtfully developed. <br />
