I am the personal representative of the Estate of Donald Dreger. At the time of his death, <br /> Donald Dreger owned two parcels of property: <br /> 1. Approx. 20 acres, containing two houses and buildings on Midtown Road, <br /> which he acquired in 1975. <br /> 2. Approx. 96 acres of agricultural land on Hwy. PD, which he acquired in 1983. <br /> The two properties are located at least 5 miles from each other. <br /> Donald Dreger and his son fanned in partnership. Since his father's death, the son has <br /> decided to give up farming. Therefore, it is necessary to pursue sale of the properties for <br /> support of the surviving widow. The two properties comprise the majority of her assets. <br /> It is very difficult to sell the two parcels together since they represent very different types of <br /> property, commanding different types of buyers. The Hwy. PD property is agricultural <br /> property, while the Midtown Road property enjoys little use for agricultural purposes since it <br /> contains only about 15 acres of tillable land. However, neither parcel can be sold separately <br /> since it would cause the Midtown Road property to become a nonconforming use (2 houses <br /> on 20 acres). Therefore, the need to rezone the Midtown Road property exists. <br /> As long as the Midtown Road property needs to be rezoned in order for a sale of either <br /> property to occur, RH-2 zoning seems to be the most practical. RH-2 zoning would be in <br /> conformity with the present land use of property in the area. A portion of the property fronts <br /> on Woods Road, which already contains several one-family residential homes. The rest of <br /> the property fronts on Midtown Road, on which at least three homes are located within 1/4 of <br /> a mile. In addition, its close proximity to the University Ridge Golf Course makes it very <br /> valuable if it can be sold as development property. <br /> It is planned that the Midtown Road property would be sold as is. I personally do not plan <br /> on developing it. <br />
