• <br /> NOV 0 21993 <br /> 7437 North Street <br /> UN :COUNTY Sauk City, Wisconsin 53585 <br /> AND R Q. & Cimn= October 29, 1993 <br /> Dane County Zoning Department <br /> Room 116, City-County Building <br /> Madison, Wisconsin 53709 <br /> Dear Mr. Anderson, <br /> We received your notice on the zoning petition # 5792 by Warren Nickles <br /> to change the R-I district to the R-3A district which would allow the 7443 <br /> North Street property to be used as rental real estate. As owners of the <br /> neighboring properties we would like to express our OPPOSITION to the <br /> requested zoning change. <br /> On October 18, 1993, we attended a Roxbury township meeting to hear <br /> the request for the zoning change. The petition was presented by two <br /> realtors handling the sale of the property at 7443 north Street. We would <br /> like to think that our elected officials would consider the concerns of the <br /> current taxpaying property owners before granting a request to a non- <br /> resident or to realtors who do not live in our area. So we voiced our concern <br /> over the zoning change. <br /> The properties on the street were built as single family residences with <br /> the idea that they would remain single family residences because all the lots <br /> were bought out by single families. The property has never been zoned <br /> rental and the basement apartment is not meeting safety codes. There <br /> have been no renters for a number of years now. Contrary to what the <br /> realtors have said we believe the property was converted to a rental <br /> property by the original owner, Art Breunig, after he had lived in it for a long <br /> time. Following some financial difficulties he added an apartment in the <br /> basement in order to produce some additional income. This occurred after <br /> the 1978 zoning changes. <br /> We have colored in the locations of our properties on the enclosed map. <br /> Any signatures the realtors acquired on the petition that favor the change <br /> are those people totally unaffected by the change because their properties <br /> face Highway 78. Please notice that any owners affected by this zoning <br /> change OPPOSE the change.
