I will be out <br /> of town on a business meeting which I cannot reschedule during the <br /> public hearing on November 9 and must send my comments by mail. I <br /> own the property directly across from the parcel in question, my <br /> property lying partially in both Christiana and Deerfield <br /> townships, and I am the most likely to be directly impacted by the <br /> proposed zoning change. I strongly oppose the petition to rezone <br /> a small area for the construction of a warehouse for the following <br /> reasons. <br /> 1. I live in a rural area twenty miles outside of Madison for the <br /> precise reason that I don't want to live next door to a commercial <br /> warehouse. Even though the site is to be for storage only, the <br /> building will be a visual eyesore, and its intrusion cannot help <br /> but have an adverse impact on the value of my property, which <br /> currently has an unobstructed view of a beautiful rural landscape. <br /> 2. As a Highway 12 resident who keeps the 911 number handy and <br /> has witnessed numerous accidents, this warehouse will bring truck <br /> traffic to an already very dangerous curve and intersection. This <br /> is no place to have vehicles slowly pulling in and out of an <br /> entrance. <br /> 3. Despite the deed restriction, I believe that this small <br /> development heralds a larger and unnecessary sprawl, with the idea <br /> of developing the Hwy. 12 & 18 and Hwy 73 crossroads. This would <br /> destroy whatever value my property might have had as a peaceful <br /> rural residence. It would also further traffic and safety problems <br /> in this corridor, making life along 12/18 even more difficult for <br /> the residents and farmers who need the roads for moving <br /> agricultural equipment. We should learn from the sprawl and <br /> congestion of other areas of Dane County, and protect our rural <br /> areas from this type of development. <br /> 4. It is ironic that the proposed use of the structure is for an <br /> antiques warehouse supporting Cambridge's antique sales business. <br /> Folks drive out to Cambridge to enjoy the countryside, visit a <br /> pleasant country town, and visit some of its unique stores and <br /> restaurants. Don't Cambridge merchants understand that nobody <br /> wants their route cluttered with ugly warehouses along the way? If <br /> there is a need for such storage, it should be placed in an <br />
