I have <br /> indicated these potential problems by a code symbol after the <br /> specific parcel numbers. I also have a couple of general comments <br /> for consideration by the Town. <br /> 1. Appropriate zoning for a parcel needs to be determined by <br /> the "net" area of said parcel which excludes any road <br /> right-of-way. <br /> 2 . Universal application of a minimum 1 acre or 30, 000 sq ft <br /> lot area might be a problem in or around existing <br /> subdivisions which have a much smaller lot size. <br /> 3 . The A-2 District includes graduated minimum parcel sizes <br /> e.g. 1 acre, 2 acres, 4 acres, 8 acres and 16 acres. The <br /> A-2 District also provides for limited livestock on 16 or <br /> less acres with no livestock allowed on 2 acres or less. <br /> 4 . Al Switalla has stated that the Town Land Use Plan <br /> specifies that 30, 000 sq ft is the minimum parcel area <br /> allowed. Please be advised that land use plans are <br /> advisory only and do not have to be rigidly adhered to. <br /> If you wish to impose a minimum parcel size other than <br /> through zoning, it should be done by the adoption of an <br /> appropriate subdivision ordinance. You may still run <br /> into concern at the County level because subdivision <br /> ordinances can be amended by the Town to again allow a <br /> smaller parcel size which could permit parcel splits <br /> under an approved zoning district. <br /> (1) <br />
