COMPOSIT REPORT . <br /> APPLICATION # 4 '7 f <br /> TOWN BOARD COMMENT: <br /> STAFF COMMENTS <br /> REGIONAL PLANNING COMMISSION (RPC) <br /> Petition 5799. This area was reviewed for rezoning previously (Petition 5014 of April 1991). At that <br /> time,the parcel north of CTH T, which had an existing house, was rezoned RH-1; however the area <br /> south of the highway was not approved. <br /> This proposed non-fann residential rezoning (4 lots) is in an agricultural preservation area of the Town <br /> of Sun Prairie. The adopted town/county policy criteria for land considered for such rezoning is: <br /> Land where there has not been a history of economically viable farming activities. <br /> Land which is too small to be economically used for agricultural purposes or which is <br /> inaccessible to the farm machinery needed to produce and harvest agricultural <br /> products. <br /> Land located such that there would be no possible conflict with the surrounding <br /> agricultural uses. <br /> The land south of the highway has a wooded area, primarily the proposed RH-1 parcel. The proposed <br /> RH-3 parcel is a faun field. The entire site has soils classifiea as prime farmland by USDA definition. <br /> The specific soils are: <br /> DnB - Dodge silt loam, 2 to 6% slopes Class II <br /> ScB - St. Charles silt loam, 2 to 6% slopes Class II <br /> RaA - Radford silt loam, 0 to 3% slopes Class II (continued) <br /> ENVIRONMENTAL HEALTH DEPT. CTH "T" is not controlled access in this area, <br /> however any changes to existing driveways or requestsZOtiiiiONw <br /> access require the approval of our area supervisor.
