COMPOSIT REPORT <br /> APPLICATION # 1'8 33 <br /> TOWN BOARD COMMENT: <br /> STAFF COMMENTS <br /> REGIONAL PLANNING COMMISSION (RPC) <br /> Petition 5833. This proposed commercial rezoning conflicts with some of the adopted provisions of the <br /> town/county plan for the Town of Medina. <br /> We note that this is an existing house and garage with several vehicles, located in an agricultural <br /> preservation area of the Town of Medina. <br /> The relevant plan provision is: <br /> Commercial Development <br /> -To encourage the location of commercial uses, which will provide goods and services to the area, to <br /> be developed in a convenient, safe and attractive manner. <br /> Policies <br /> 1. To encourage major commercial development to locate in or adjacent to existing urban areas. <br /> 2. To discourage strip commercial development along roadways. <br /> 3. To control commercial development at the 1-94 interchange to promote compact, convenient <br /> highway-oriented facilities. <br /> 4. To zone only that portion of land necessary for the immediate use when rezoning is requested, <br /> and to direct commercial development to areas already zoned commercial. <br /> Comments <br /> -This site is over 3 miles from the Marshall Urban Service Area. <br /> -There is a commercially zoned site with no active commercial use 1/4 mile north on Hwy. 73. <br /> -This is not a planned commercial development, but an old garage where a business has started without <br /> proper zoning. <br /> OTHER <br />
