WRITTEN STATEMENT OF INTENT AND PURPOSE <br /> REGARDING PROPOSED ZONING CHANGE IN TOWN OF ROXBURY <br /> PETITIONED BY: JAMES AND HEIDI PARRY <br /> 8785 MACK ROAD, SAUK CITY, WI <br /> DAYTIME PHONE: 246-7939 <br /> EVENING PHONE: 643-4571 <br /> The proposed zoning change to RH-4 is for approximately a 26.7 acre parcel of wooded land <br /> located in the NE 1/4 of Section 16 T9N R7E in the Town of Roxbury, Dane County, <br /> Wisconsin. The 26.7 acre parcel currently consists of two separate zoning districts. <br /> 1. The portion of the proposed parcel located in the NW 1/4 of the NE 1/4 of <br /> Section 16-9-7 (approx. 13.03 acres) is currently zoned R11-3 and is owned by <br /> Jim and Heidi Parry as part of Lot 1 of Certified Survey Map #3975 recorded <br /> in Volume 16, pages 261 and 262. <br /> 2. The portion of the proposed parcel located in the S 1/2 of the NE 1/4 of <br /> Section 16-9-7 (approx. 13.66 acres) is currently zoned A-1 Exclusive and is <br /> owned by adjoining farm landownwers Roy and Agnes Schoepp. This portion <br /> of the proposed parcel is located directly south of Jim & Heidi Parry's current <br /> property. <br /> The purpose of the proposed zoning change for the 26.7 acre parcel to RH-4 is to enable Jim <br /> & Heidi Parry to purchase the A-1 acreage from adjoining landownwers Roy & Agnes <br /> Schoepp. The A-1 acreage is 100% wooded and consists of 100% Class VII soils which are <br /> unsuitable for agricultural cropland. If the zoning change is approved, the A-1 acreage will <br /> be added to Parry's adjacent Lot 1 by certified survey. The zoning change to RH-4 will be <br /> an appropriate zoning district for the combined 26.7 acre parcel, and will result in a <br /> nondivisable parcel consistent with the goals of the Town Board. No new separate lots will <br /> be created as a result of this zoning change, and no agricultural land will be taken out of <br /> production. <br /> Development of the additional acreage in the A-1 portion of the parcel will principally <br /> consist of construction and maintenance of hiking trails.
