The City of Sun Prairie does not object to the
proposed use of the subject property for mini-warehouses, but there is concern with the proposed C-2
zoning. These concerns are based on the intensity of the proposed zoning and the potential for future
redevelopment of the property with undesirable uses permitted by this zoning district. In addition, the
proposed C-2 zoning may set a precedent for future C-2 rezonings in this area which will create an
intensity of commercial uses which we believe are not appropriate for this location. If there are means
available to limit the use of the subject property to the proposed mini-warehouses without allowing other
C-2 uses by right, we would encourage this approach.
Thank you for the opportunity to comment on this request. If you have questions, please do not hesitate
to call.
Sincerely,
Thomas Ashburn, AICP
City Planner
c: City Administrator
Town of Burke
Nick Conrad, Yunker Real Estate
