Assure a- variety high quality housing opportunities <br /> for Town residents . <br /> Goal 3 . Protect and enhance the unique identity of the Town <br /> of Windsor. <br /> Goal 4 . Create- and maintain a high quality environment . <br /> Prohibit new residential development either by plat or <br /> Certified Survey Map at a density greater than 1 <br /> dwelling unit per 35 a cres without providing public <br /> sanitary sewer service. <br /> • Goal 8 . Assure that adequate public services , utilities and <br /> facilities are cost-effectively provided to Town residents . <br /> Analysis : Prbposed rezoning is compatible with the goals and <br /> objectives of the Town Plan as the lot's created are served with <br /> adequate water and sewer facilities . Area to be rezoned is not <br /> exclusive agriculture. Zoning is currently zoned A-3 which is the <br /> designation used for transitioning areas . <br /> The proposed R-1 zoning will provide large lot development <br /> opportunities in the Morrisonville community. <br /> Rezoning from A-3 to R-1 is recommended. <br /> RECOMMENDATION RE PROPOSED CSM: <br /> Approval subject to following conditions : <br /> 1 .
